United Group is delighted to celebrate Cullen Moran, Senior Property Manager for Hearthstone Village, Loudon House, and Pinnacle Living at Forts Ferry, for reaching his five-year milestone with the Company!
Throughout his career with United Group, Cullen has demonstrated his desire for professional growth and his abilities as a leader in property management. Cullen began his journey with the Company in 2020 as a Leasing & Activities Coordinator at Deerfield Place in Utica, NY. He was then promoted to Property Manager of Deerfield Place in 2021. In October 2023, he received an additional promotion and an opportunity to relocate to Florida, adding Parasol Melbourne to his portfolio. In August of 2024, he received his most recent promotion as Senior Property Manager overseeing three local properties - Hearthstone Village, Loudon House, and Pinnacle Living at Forts Ferry.
Cullen has been a valuable asset to the United Group team. We are delighted to celebrate him and look forward to all the accomplishments still to come!

Questions:
1.) Take us back to day one! What was it like? What do you remember about your first day?
I spent my first day at Deerfield Place training in Entrata (we had just changed over) and acclimating myself with the staff and residents. I remember being excited to learn more and use what I had learned at school to help sales and marketing. This was my first "real world" job out of college, so it was a mix of nervous and excited.
2.) Walk us through a typical workday!
It definitely depends on the day...
On a "typical" day, I will start at home organizing the day for myself and the maintenance technicians. Once letting them know the schedule and to which property to report, I normally head to Hearthstone Village to assist with resident needs and any missed calls or messages from the evening prior. I ensure the staff is settled and the activity and touring schedule is set, and then prepare for any meetings or calls of my own. I take a mid-morning walk around the property to make sure everything is in place and our property is looking beautiful.
Then, I head to Pinnacle to meet with the staff and assist with any resident related questions or issues. I normally walk a lap around the property, and take time to walk and inspect the amenity and common spaces. I sit with the staff and go through any renewals, tours, resident events, maintenance items, etc. that we are currently working on.
I then typically end my day notating and handling any Loudon House related inquires or issues. I will stop at the property on my way home and walk the halls and exterior, and meet with any residents who are needing assistance with portal or leasing related questions.
3.) What is your favorite memory (so far) from your time at UGOC?
It is tough to pinpoint a specific moment, but I certainly have gotten to do a lot of fun things with a lot of amazing people. In my evolving role I've been able to travel to several properties, and meet hundreds of residents who all have their own life story and have done a lot of amazing things in life.
We are all certainly lucky to work for a company that invests immensely in their employees and their continued collaboration and growth. The experiences we are offered at outings, milestone celebrations, etc. are second to none.
Getting to walk the Utilidor at Magic Kingdom wasn't bad either...
4.) What advice would you give yourself reflecting on the last 5 years?
I would remind myself that success isn't always linear. If things get 1% better each day, we are probably doing a pretty good job. We often get caught in the daily rush of the office or meeting schedules, and don't get a chance to reflect and see how far we've come. 5 years certainly flew by, so I think I would tell myself to stop and take a look around a bit more.
5.) How has your role changed over the years? (If at all possible)
My role has changed a few times over the years!
I started in 2020 as a Leasing & Lifestyle Coordinator at Deerfield Place in Utica. I helped with putting on resident and prospective resident events in the midst of the pandemic, which took all of my creativity and then some. Aside from events, I was giving tours, signing leases, and working with residents on renewals - helping the property stabilize.
I then moved to become the Property Manager at Deerfield in 2021 and took on more managerial responsibility in helping the properties success and eventual sale, and transition of ownership. Through this, I also traveled to several different properties and assisted either in person or virtually as a Lead Qualifier to aid in leasing efforts.
In 2023, I moved to Eastern Florida to become the Property Manager for one of our lease up properties. Through this, I led a team of 6 at a 55+ Active Adult community.
Nowadays I am a Senior Property Manager overseeing 3 properties in the Captial Region - working at Hearthstone Village, Pinnacle at Forts Ferry, and Loudon House. I assist in the day to day of leasing, sales, retention, operations, etc.
